Salient Technical Features of the equipment/system/services covered in Bidding Document
No. CS-0011-302B-9 is mentioned below. These Salient Technical features are mentioned
only to facilitate the prospective bidders to prima-facie understand the requirements under the
tender and shall not in any way limit or alter the scope of work and technical
features/specification of equipment/system/services covered in the Bidding Documents.
Detailed provisions in regard of scope of work and technical features/ specification of
equipment/systems/ services, contained in the Bidding Documents shall be final and binding.”
1.0 PROJECT BRIEF:
1.1 THE SITE:
The site is located at Plot no. 4C, Khata No. 619, Mauza: Chandrasekharpur, in
Bhubaneswar, Odisha, and having plot area of an acre (4047 m
2
). The plot is
abutting to 18 M wide road and located adjacent to OERC (Odisha Electricity
Regulatory Commission) building.
2.0 THE FACILITIES PROPOSED IN THE OFFICE CUM RESIDENTIAL COMPLEX:
NTPC intends to construct an Office cum Residential Complex on the above plot
utilising the full FAR with the following norms/byelaws:
Plot Area : 1 acre (4047 sqm)
FAR (floor area ratio) : 2.5
Permissible Built-up Area : 10117.5 sqm
i) Proposed area for Office : 4705 sqm
ii) Proposed area for Residences : 5412.5 sqm
Parking Area : 4045 sqm
The following facilities are proposed:
i) Residential Building (S+9 floors):
a) C-Type Quarters : 8 nos.
b) D-Type Quarters : 16 nos.
c) Guest House : 20 nos. (5 suites +15 rooms)
ii) Office Building (S+8 floors):
